Commercial/Retail/Industrial

• Keep some light industry – useful stuff. Would like door shop, foundry, electric car business or similar operations to remain part of the mix. Likes arts center.
• Aim toward retail/commercial businesses in general that fill need for useful items rather than boutiques – meet needs of residents rather than tourists. The area doesn\’t need more "used stuff shops," hair salons, gourmet food shops.

Laguna Connection

• Emphasize connection with Laguna.
• Morris Street should be open to Laguna whether it remains at grade or elevated
• Remove all structures east of Morris and return them to seasonal wetlands/parkland

Gateway

• Palm trees have no local meaning. Gateway should be lined with valley oaks which will, in time, arch over the entry to the city

Civic Areas

• Green space needs to be part of the development, along with street trees. Another plaza-like area could be part of the mix.

Housing

• Housing needs to be an integral part of the mix, including:
  • Co-housing
  • Smaller houses
  • Both rental and owner-occupied houses
  • Reasonably high number of affordable units
